GENERAL POLICY TERMS

About these terms

These booking terms apply to stays at Broomlands. By making a booking you agree to these terms.

2) Minimum stay

4 weekday nights or 3 nights for a weekend break (as shown at the time of booking).

3) Booking and payment


Security / damage deposit

A security (damage) deposit of £300 may be required.

Where possible, the security deposit is taken as a pre-authorisation (hold) on a payment card shortly before arrival and released after departure, subject to the property being left in good order.

If a pre-authorisation is not available, the security deposit may be charged and then refunded after departure. Please note that banks can take several working days to process refunds.

A 30% deposit is required at the time of booking to secure your dates.

The remaining balance is due 28 days before arrival.

If you book within 28 days of arrival, full payment is required at the time of booking.
Cancellations (effective when received in writing)

Cancellations are effective from the date we receive written confirmation.

60+ days before arrival: we will refund amounts paid, less a £50 administration fee.

59–29 days before arrival: the deposit is non-refundable. No further charges apply provided the balance has not yet been taken.

28 days or less before arrival: the booking becomes non-refundable and 100% of the booking total is payable.

If we are able to re-let the dates, we may (at our discretion) offer a goodwill refund of the amount recovered, less any reasonable costs.
Changes to bookings

If you need to request a change to your booking (dates), please contact us as soon as possible. Any changes are subject to availability and may incur a £50 administration fee.

7) Check-in, check-out, and occupancy

Check-in/check-out times, maximum occupancy, and any house rules will be provided in your booking confirmation and/or pre-arrival information.

Looking after the property

Guests agree to:

Take reasonable care of the property and its contents

Leave the property in a tidy condition

Report any damage or breakages as soon as possible
Charges for damage or missing items

If damage, excessive cleaning, or missing items occur, we may:

Retain part or all of the security deposit (where applicable), and/or


Charge the payment card used for the booking for reasonable costs supported by evidence (e.g., invoices, replacement costs)

Travel insurance

We strongly recommend that guests take out appropriate travel insurance to cover cancellation, illness, and other unforeseen circumstances.
